Deal Wizard provides an AI-powered platform for analysing property sale offers based on multiple property investment strategies. Users can explore property data, submit property listing links, and generate investment analysis reports.

You may access certain features anonymously; however, creating an account allows full use of the platform. You must provide accurate information and are responsible for safeguarding your login credentials.

Every new account receives 4 free analysis credits. Each analysis you start uses one credit; if an analysis fails, the credit is returned to your account.

Paid subscription plans are coming soon. Until they launch, nothing is charged and no payment details are collected; if you need more credits, please contact us.

Prices, billing, cancellation and refund terms, and the payment provider we use, will be published in these Terms before paid plans become available.

Users may submit property listing links, investment assumptions, profile details and messages ("User Content").

You keep ownership of your User Content. You grant Deal Wizard Ltd a non-exclusive, royalty-free licence to store, process and display it to the extent needed to run the platform, including to generate your reports and to show them as you choose.

Reports are generated by the platform from your User Content and from listing and market data. You may use your reports for your own purposes. Reports are public unless you mark them private: public reports can be shown on the platform (for example on the Properties page) without your name or e-mail address, and you can make a report private at any time.

You can ask us to delete your account at any time. Your private reports are then deleted; reports that are public at that moment stay on the platform without any link to you, and the licence above continues for them. If you want a report removed too, make it private before you ask.

Deal Wizard Ltd owns the platform, its software, design and branding.

All analysis is AI-generated and unmoderated.

We are not responsible for inaccuracies, errors, or omissions in reports.

Reports are based on publicly available data and user input, which may not reflect the true state of a property.

Users must conduct their own due diligence and seek professional valuation advice where appropriate.

Reports are provided for informational purposes only and do not constitute financial, legal, or investment advice.

You agree not to:

- Scrape, resell, or reverse-engineer any part of the platform.

- Misuse or exploit any part of the service.

- Use the platform for unlawful, fraudulent, or harmful purposes.

- Accounts violating these Terms may be suspended or terminated.

We collect personal data including names, emails and, if you provide them, phone numbers and other profile details, for account and platform functionality. Full details are available in our Privacy Policy.

We use third-party services to run the platform: OVHcloud (hosting), Google Firebase Authentication (sign-in), Google Gemini (AI analysis), Google Maps (location and Street View), a listing-data provider accessed through RapidAPI and the property portals (listing data), and MailerSend (e-mails). The Privacy Policy explains what each of them receives. We are not liable for issues arising from third-party integrations.

We may offer promotional features, affiliate programs, or advertising placements on the platform.

There is no advertising on the platform today. If we introduce any, we will update these Terms and our Privacy Policy first.

We reserve the right to modify these Terms at any time. Users will be notified of material changes via email or a notice on the website, and the effective date above will be updated.

The platform is provided "as-is" with no guarantees or warranties.

We are not liable for any damages or financial loss resulting from the use of our services.

We accept no responsibility for third-party content or external links.

These Terms are governed by the laws of England and Wales. Any disputes shall be resolved in the courts of England.
